The Environment Surrounding Your Assets / Data from 2021–2024

Let's examine, with real numbers, the risk of holding everything in yen.

The following is general economic information based on data published by public institutions. It does not suggest or guarantee any particular investment outcome.

Change in the Yen's Purchasing Power Against the Dollar
January 2021 → 2024 (actual)

The exchange rate, which stood at roughly ¥103 to the dollar in January 2021, reached over ¥160 at one point in 2024. Even with an unchanged yen balance, purchasing power on a global basis has shifted significantly.

Average Ordinary Deposit Interest Rate
As of December 2024 (Japan)

As of December 2024, the average interest rate on ordinary deposits in Japan was around 0.1% per year. Inflation over the same period (roughly 2.5–3.5%) significantly outpaced this, resulting in an ongoing real decline in value.

Estimated Annual Increase in Household Burden
2024 estimate, vs. 2023

Due to rising import prices for food and energy driven by the weak yen, some estimates suggest the average household faced an additional annual burden of roughly ¥90,000 in 2024 compared to 2023.

Suppose you held ¥50 million in a yen deposit account back in January 2021.

Even with the balance unchanged, how has its "purchasing power in the world" shifted purely due to exchange rate movements?

Exchange Rate Trend / 2021–2026

The decline in the yen's value didn't happen overnight. It has been a gradual, steady shift.

The following shows the trend based on actual USD/JPY exchange rates (not a forecast or projection).

2021

Starting Point — The Yen Was Relatively Stable

Around ¥103 to the dollar. This was a time when deposit-centered asset management was the norm.

2022

The Yen's Decline Accelerates

A Further Decline

The yen weakened further against the dollar, with an annual average of around ¥140. Market intervention also took place.

Today — Back Near ¥160

As of 2026, the yen continues to trade around ¥160 to the dollar. The structural factor of the interest rate gap between countries remains in place.

The Dubai Scheme Eden Proposes

Six approaches to asset structuring, built on Dubai's framework.

Dubai (the UAE) is one of the world's leading hubs for asset diversification, with its tax system, legal framework, and financial infrastructure. Eden combines the following approaches to propose options tailored to each individual's circumstances.

I  —  Bank Account

Opening a Dubai Bank Account

We support the opening of personal and corporate accounts with major UAE banks. Assets are generally held in UAE Dirhams (AED), with holding in US Dollars (USD) also available.

The AED is pegged to the USD.
Since 1973, the UAE Dirham (AED) has maintained a fixed exchange rate against the US dollar (1 USD = approximately 3.67–3.68 AED). Holding assets in AED therefore offers exchange rate stability essentially equivalent to holding dollar-denominated assets.
II  —  Corporate / Individual Structures

Company Formation & Individual Scheme Structuring

HootLegal designs UAE corporate structures (free zone, offshore, etc.) or individual-name arrangements tailored to your purpose, considering both tax efficiency and asset protection.

III  —  Deposits

2-Year Fixed Bank Deposit (AED)

A 2-year fixed-term deposit denominated in AED. Since the AED is pegged to the USD, it offers exchange rate stability comparable to a dollar-denominated deposit, while offering an interest rate well above what's typically available on ordinary deposits in Japan.

IV  —  Leverage

Loans of Up to 80% Against Deposits

Using your deposit with a Dubai bank as collateral, loans of up to 80% of that value are available. This can be used as a leverage strategy to expand investment scale while preserving liquidity.

V  —  Golden Visa

Golden Visa Application Support

Through a qualifying real estate investment, we guide you through obtaining the UAE Golden Visa (a 10-year long-term residency). This can also help facilitate access to Dubai bank accounts and a base for living.

VI  —  Crypto Assets

Support for Crypto Assets (Including USDT)

We support transactions and transfers involving crypto assets, including stablecoins such as USDT. Dubai's regulatory environment for crypto assets is well-established, allowing for secure use.

A Shift in How You Think About Asset Structuring

Protect your assets, while diversifying them.

Below is a comparison between the conventional approach centered on yen deposits and the offshore diversification approach Eden proposes, centered on Dubai. Overseas assets and accounts carry currency, liquidity, and country risk. Principal is not guaranteed.

🇯🇵 Japan: The Current Situation
🌏 Eden's Proposed Offshore Scheme
Ordinary deposits at around 0.1% per year (concern over real-term erosion)
Currency diversification and asset protection through USD/AED deposits and real estate
Asset composition concentrated in a single country and currency, exposed to yen depreciation
Diversification across currencies, regions, and countries to reduce concentrated risk
A faceless relationship where you simply hand your assets over
A dedicated advisor designs your plan individually, with legal backing from a law firm
One of Our Current Offerings

Uluwatu, Bali — Gated Community
Private Villa Investment.

Real estate is one of the scheme options Eden proposes. A private villa within a gated community in Uluwatu, Bali, can be acquired through an ownership structure built via a UAE entity.

BALI  /  ULUWATU  —  CURRENT OFFERING

An asset with two dimensions —
rental income and
changes in property value over time.

Uluwatu, Bali, is an area with strong global recognition as a tourist destination and robust rental demand. Private villas within gated communities see steady demand from affluent individuals and long-term residents, owing to their high standards of privacy and management.

Important Information & Risk Disclosure

What we'd like you to confirm before proceeding.

To help you make a well-informed decision, Eden clearly discloses the following risks and considerations.

Key Considerations When Using Overseas Assets and Schemes

  • Exchange Rate Risk: The yen value of USD/AED-denominated assets and deposits will rise and fall with exchange rate movements.
  • Real Estate Value Fluctuation: Property prices and rental income are subject to market conditions, and the price at the time of acquisition is not guaranteed.
  • Liquidity Risk: Overseas real estate can be difficult to sell quickly, and you may not be able to liquidate it at your desired timing or price.
  • Country Risk: You may be affected by changes in the institutional, tax, or political and economic conditions of countries such as the UAE or Indonesia.
  • Crypto Asset Risk: Crypto assets, including USDT, carry risks related to price volatility and regulatory changes.
